Jubach's new Invest-A-Vacation Plan

by Sarah Claypool 4. August 2016 18:40

What is an Invest-A-Vacation Property?

It's an opportunity for you to build the home where you can go to spend quality time with your family several times a year.

It's the home of your dreams - a beautiful, custom built log home in the Hocking Hills with all the amenities that you look forward to when you rent a cabin to go on vacation.

But we get it. You’re busy and you can’t get down to the Hills every weekend or for months at a time to justify building a place of your own.

So, instead of building this beautiful home and letting it sit dormant when you're not able to use it, we work with you to set up all of the property management functions and marketing to generate income on your property when you are not using it. The property is available for you to use and it can pay for itself!

It's the best of both worlds! The perfect place for you to relax, unplug and connect with family AND a great investment.

You can own one of our brand new custom Jubach homes and rent it out to earn 8-10% generating net of $60,000 or more per year. Spend up to 60 days a year enjoying your cabin and let us handle the rest!

Our Hassle-Free Rental Management system means the involvement you’ll have as an owner is on an emergency basis, while we take care of all the details, including advertising, rental bookings, guest services, sales, cleaning, and utilities. The management company handles everything for you, even rental damages.

In addition to having a convenient get-away spot and worry-free management, check out these awesome financial benefits of owning a vacation home from Investment.com:

  • New source of income: You’ll soon make enough money for the property to pay for itself
  • Second property for building equity: Your home will appreciate as property value climbs
  • Tax deductions: You can have the ability to write off interest payments since it’s a second home

Spec or Custom Build? The choice is yours...the result is quality!

by Sarah Claypool 25. November 2015 07:17

If you’re looking to enjoy a log home in Hocking Hills, you must first decide whether you’d like to build a custom log home, or purchase an existing home (what we call spec builds). Both options lead to a beautiful, quality Jubach log home, but the process is a bit different. Let’s walk through both processes to help you better understand which option is best for you.

Custom Build

·         You’re involved in the entire design process, ensuring that your desires and preferences are met.

·         Whether selecting an available lot or building on your own property, you choose the site for your new log home.

·         You control the price by selecting and prioritizing amenities to keep within your budget.

·         However, custom building takes time, so there is a short period to wait before enjoying your new log home property.

·         Endless design options can make it challenging to stick to a budget.

·         And for those who struggle making decisions, building can sometimes be stressful or overwhelming.

Spec Build

·         You get to enjoy your new log home as soon as you close.

·         All of the selections have already been made, so there is no stress of choosing the design details.

·         You don’t have to visualize how the home will be situated on the lot, or if you picked the right piece of property. Your new log home is already in place, and is just waiting for your enjoyment!

·         The completed log home may have design features that you would have chosen differently, so the house might not be exactly what you envisioned.

Rest assured that we are here to guide you through whichever process is best for you and your situation. Regardless of which option you pick, a stunning log home in the tranquil Hocking Hills will be waiting for your relaxation!

Fall Tips for Your Log Home

by Sarah Claypool 19. October 2015 15:02
1. If you've owned your log home for three to five years, it is probably time to have your septic tank pumped. Call Procare Septic Services LLC, 11095 Voris Rd, Logan, OH 43138, (740) 385-0010.

2. Prepare outside water sources for winter: make sure to remove hoses from outside spigots in preparation for winter.

3. Humidity matters! Be sure to check the humidity level in your log homes and make sure you're between 35 - 55 % moisture content. It might be time to purchase a new humidity gauge to make sure you are getting accurate readings and turn dehumidifiers on if needed to combat the dry winter season ahead!

4. Do you have back-up propane wall heaters? If so, be sure you have propane in your tank and your pilot light is lit and set to turn on. This is critical as we start to get closer to winter to be prepared for any power failures and avoid frozen pipes.

  1. NOW is the time to control pests. If you are looking for a local pest control provider, contact Dave Moore, More Pest Management at 740-503-1809, moorepest@gmail.com
  2. Take steps now to get your landscaping in order. Our friends at Southern Ohio Lawn & Landscape will take good care of your landscaping needs. Call them today at 740-352-4861.
  3. Clean, dust and scrub. If that doesn't sound like much fun to you, contact Nadine's Pristine Clean - they are fabulous and will ensure your home is spic and span with one time deep cleaning or ongoing cleaning, whatever you need! Visit their website or call them today at (740) 808-0741.
  4. Assess your log home staining. Has it been 7 years or more since your home was last stained? If so, it's time to contact Tyson with Professional Finishes for a cleaning and a new coat of OneTime. Tyson can be reached at 740-503-6482.
  5. Make sure your driveway is in working order. After a few harsh winters of plowing and sometimes the need to treat the ice with urea, it might be time for more gravel on your driveway. Please email me directly to schedule stone to be dropped.
